In addition, there is a specific loan option called construction to permanent, that works like a construction loan until your build is complete. Then the bank will review and convert the loan to a fixed-rate mortgage. 

The cost of a new home will vary depending on your goals, the size of your home, and materials and finishes you choose. In northern NJ a gut renovation usually starts at $650,000.

Yes you do — but don’t worry. As your general contractor, White Maple Constructions handles the entire permitting process so you won’t be required to learn the ins and outs of your municipality’s building regulations.

The size, scale, and complexity of your custom build will all affect the timeline. Typically, you can expect a new home build to take between 9 months to 18 months. Our team prioritizes transparency, so if there are delays or any issue affecting your timeline, we’ll let you know right away and work to resolve issues quickly.

We begin with a consultation to understand your dream home and goals. Then, we schedule an on-site meeting to view your property and work up an estimate for your project. Once we have an agreement signed, we’ll move into pre-construction planning, where we’ll work together on your design and project schedule. Then we’ll break ground and get started!

We take a design-build approach, meaning we manage every aspect of your project from concept to completion, including getting the designs made and managing through to construction, reducing stress and ensuring a cohesive outcome.

If you already have designs, we can work with those too.

Designing and building a custom home involves the following process:

Initial Consultation: Your architect or builder will set a meeting to learn about your vision, timeline, and budget.

Design Phase: Your chosen team will design your home and share plans, which could include 3-D renderings, floorplans, and design concepts. 

Pre-Construction Planning: During this phase, your team will secure permits, finalize the design and materials, and schedule the work.

At White Maple Construction, we have an extensive Preconstruction phase to make sure projects run smoothly, with minimal changes that disrupt timelines and add costs. Before the construction begins, we provide detailed designs and a thorough estimate, including all subcontractor quotes for full visibility into the total cost of your project.  

Construction: This phase includes the entire build process, from breaking ground to handing you your new keys. 

Final Walkthrough & Move-In: The last step is a walkthrough inspection to ensure everything is completed correctly and meets your standards. Then you can move in!

Licensed contractors and architects typically handle custom home design and construction. With White Maple Construction’s design-build model, you don’t need to coordinate between multiple firms. We bring the entire team together in a streamlined process to deliver results efficiently.

If you choose to work with a design-build firm, your builder can absolutely help you design a custom home. If you have a preferred architect, you can opt to work with them to design your home, and then select a builder for pre-construction and the actual build process.
