When people think of a dock, they usually picture a simple boat slip. But for one recent project in Northern New Jersey, our team built something far more ambitious: a fully covered dock designed to function as an outdoor living addition, complete with a kitchen, a fireplace, and a hidden electrical system that keeps the whole structure clean and cohesive.

This build is a great example of how custom home construction doesn’t stop at the walls of the house. For homeowners on the water, a covered dock can extend the living space of a property in a way that a traditional deck or patio simply can’t. It’s an addition that blurs the line between indoor and outside, giving this family a place to cook, gather, and relax that feels just as intentional and finished as any interior room.

Starting With the Foundation

Every successful addition starts with a solid plan, and this one came with its own set of site challenges. As our co-founder Tom explains in this video, due to building out over the eater, we had to time the project around a biannual lake drawdown so the crew could excavate and pour footings before the water returned. Every step, from permitting to scheduling around the water level, had to be sequenced correctly before construction could even begin.

This is also where the project shows its identity as a true new build rather than a simple dock replacement. Our team designed an entirely new outdoor structure from the ground up, built to support a kitchen, a fireplace, and full electrical service.

Building the Outdoor Kitchen

Once the structural work was complete, the crew turned to the feature that makes this dock function as a true outdoor living space: a full kitchen. The build includes a refrigerator, a built-in grill, generous storage, and even a dedicated trash and recycling station. A custom cedar exhaust hood, fabricated on-site by the crew, ties the kitchen visually to the roofline above it. Nothing here is an off-the-shelf accessory. It’s all custom built to match the structure and the site.

Adding Warmth With a Dual-Fuel Fireplace

No outdoor living space is complete without a way to extend its use into cooler months, and this dock’s fireplace does exactly that. Fitted with a Dante valve, the fireplace can be lit with gas to get a flame started quickly, then used as a genuine wood-burning fireplace once the fire takes hold. This practical detail that makes the covered dock addition usable across seasons, so the family can enjoy the lake even in chilly weather.

Keeping the Wiring Clean

The final piece of this project addresses one of the more difficult technical challenges: electrical planning. Because this dock structure is exposed, with posts, beams, and cedar paneling all visible rather than hidden behind drywall, running wire without leaving it exposed took careful planning. The crew found ways to route wiring behind posts for the sconces and behind the cedar wall paneling, and even built outlets directly into the kitchen island.

A dock can be more than a place to launch a boat or enjoy a waterfront view. With the right planning, a system-driven building process, and skilled craftsmanship at every stage, a dock addition can become a genuine extension of a home’s living space, one built for cooking, gathering, and enjoying the water for years to come.
